Lintel (summitplaza.info) is run by WeldonPC. Using it means agreeing to these terms.

Who can publish

You must be 18 or older to publish a listing, and able to make a binding agreement.

A publishing platform

Lintel is a self-service publishing platform, not a real estate broker or agent. It represents no buyer, seller, landlord or tenant, does not verify listings, takes no part in any sale or lease, and carries no MLS data. Every listing is written and published by its owner or their agent. Any deal is between the lister and the buyer or renter alone.

If you publish

• Publish only property you own, or that you manage or list with the owner's written permission. Agents must give their brokerage, and must follow their state's advertising rules.
• Everything you publish must be true, current and lawful, including fair housing law. No discriminatory wording, no bait listings, no property you cannot actually sell or let, no requests for payment before a viewing, no web addresses in the description.
• Use only photos you took or have the right to use.
• Your dashboard link is the only key to your listings. Keep it private; it cannot be recovered.
• Listings run 30 days and end unless renewed. Expired listings are deleted 90 days later. Drafts not saved for 60 days are deleted with their photos, and listings hidden after reports are deleted 90 days after they were last changed. Dashboards not opened for a year are deleted with everything in them.
• WeldonPC may hide or remove any listing that breaks these terms. A listing reported as discriminatory, a scam or posted without the owner's permission from three different networks is hidden automatically until WeldonPC reviews it; the lister can ask for a review from the dashboard, and a listing that breaks no rule is restored.

Listings are not checked or verified. See the property in person and confirm who owns it before paying anything. Staying safe.

Prices

$1.95 per listing per month, as shown on the pricing page. During the preview nothing is charged. When checkout opens, each listing is a monthly subscription that renews until you cancel it; cancelling stops the next renewal and the listing stays up to the end of the paid month.

Copyright

Publish only photos and words you made or have the right to use. If a listing uses your photos or words without permission, use "Report this listing" and choose the copyright reason, or send a written notice to WeldonPC through weldonpc.com. A notice should give: your name, address, phone and email; the work you own; the link to the listing and which photos or text; a statement that you believe in good faith the use is not authorised by you, your agent or the law; a statement that the notice is accurate and, under penalty of perjury, that you are the owner or authorised to act for the owner; and your physical or electronic signature.

WeldonPC removes or hides the material named in a valid notice. A lister who believes it was removed by mistake may send a counter-notice to the same place, giving: their name, address and phone; the listing and what was removed; a statement under penalty of perjury that they believe in good faith it was removed by mistake or misidentification; consent to the jurisdiction of the federal district court for their address; and their signature. Repeated infringement ends a lister's use of Lintel.

No warranty

Lintel is provided as is. It may change or stop. WeldonPC is not responsible for listings, for what listers or visitors do, or for any sale or lease.

Governing law

These terms are governed by the laws of the State of Ohio and the federal laws of the United States that apply there.
